Unfurnished accommodation
If you already possess furniture and household appliances, you do not want to burden yourself with the landlord’s possessions. In this case, it is likely that you will favor an unfurnished accommodation, in which you will fit all your furniture and personal effects.
You will be more likely to sign a 3 year renewable lease... this written document must be signed and dated by both the tenant and the landlord. If the lease can not be broken by the landlord, you have the right, as tenant, to leave the property before the end of the lease: simply advise your landlord in writing, by registered mail with an acknowledgement receipt, at least 3 months before your departure date.
If you want to rent your apartment to someone else, you are obliged to seek the approval of your landlord. You will also need to carry out minor maintenance and repairs of the house (paint work for example). If you transform the premises or equipment, the landlord will be entitled to demand a reinstatement or compensation. As for the landlord, he will only be able (except under exceptional circumstances) to increase the rent once a year according to the construction, and will have to carry out substantial work in the property if required.
Furnished accommodation
If you do not wish to invest in household appliances and furniture, your will favor renting a furnished apartment.
Although the list of furniture to be made available in a furnished apartment is inexistant, it should hold the basic, essential furniture and electrical appliances to provide comfort to the tenant who will only bring his personal effects. Example: dishwasher, bed, table, chairs, refrigerator, washing machine, oven, hob... All these elements will be listed in an inventory which has to be attached to the signed contract between the landlord and the tenant.
The Residential complex
In Mauritius, many residential complex offer furnished accommodation and a number of facilities. Spread throughout the island (you’ll find them in Grand Baie, Roches Noires, Terre Rouge, Curepipe, Grand Gaube, Trou aux Biches, Balaclava, Flic en Flac, Black River and Rose Hill), these residential complex can offer various types of dwelling, apartment, house or duplex.
Secured (they are monitored by a 24h/24 security service or guardian), they usually have a parking or garage. Furnished accommodation are often particularly well equipped. Furthermore, it is not uncommon to have a small garden or balcony as well as access to a shared swimming pool and/or tennis court.
