There is no minimum required investment for the acquisition of a room, a suite or other part of a hotel
A minimum investment of $ 500 000 for the acquisition of an individual villa

The registration fees for the IHS units are calculated at 5% of the selling price in the case of a room’s acquisition, suite or other part of the hotel.
For individual villas, the registration fees are of 70 000 USD (approximately 52 000 Euros).

Selling an IHS property
An IHS unit is sold either on plan or during the construction phase or once the construction is achieved. In case of sale on plan, the sale is concluded according to the Vente en l’état future d’achèvement (VEFA) issued by the the Mauritian Civil Code.

Who can acquire an IHS in Mauritius?

  • A Mauritian citizen
  • A foreign citizen
  • A company incorporated in Mauritius
  • A company registered as a foreign company under the Companies Act 2001
  • A company (partnership) registered with the Registrar of Companies
  • A trust administrated by a trustee having a license delivered by the Financial Service Commission

Important: A society holding a Global Business Licence issued by the Financial Services Act 2007 may, under no circumstances buy a residential unit under the IHS scheme.
