It’s a fact that most global property markets have taken a hammering over recent years. Mauritius has not escaped unscathed, with several planned IRS and RES luxury developments being postponed or shelved. Notwithstanding the prevailing global economic challenges, however, Villas Valriche continues to be acclaimed as the number 1 luxury residential resort development in Mauritius and one of the world’s top residential golf resorts.

The infrastructure and key leisure facilities are fully operational. Over 120 villas are either occupied, built, or well on the way to completion. The Estate’s managed rental pool is successfully up and running, with more and more visitors renting villas on the Estate, generating ever-increasing revenues.

1. Vie Villas
Vie Villas is a new range of more compact and contemporary residential units. Designed in a similar architectural style as the rest of the estate, the Vie Villas offer owners the high quality living experience for which Villas Valriche is renowned, but at more affordable prices.

The Vie range of villas will be located in a hub around the lakes on the west side of the Estate. The villas offer 2 to 4 bedrooms and prices range between US$ 660,000 and $760,000, inclusive of tax. Buyers have 6 villa designs and a selection of plots offering lake, golf, river, sea and/or mountain views to choose from.

2. Sale of Selected Freehold Plots
For the first time ever, investors have the opportunity to purchase a plot of land in the fully established part of Villas Valriche Estate with a view to build a detached luxury freehold villa in the future. This innovative package gives full title to carefully selected plots on which owners can start to build their villas in 3 years time, at cost price exclusive of construction management fees.

Only a limited selection of plots is being made available for purchase. Prices start at USD 600 000 for plot sizes ranging between 600m² and 3,000m². All plots offer a range of golf, river, lake and/or sea views. Based on existing trends, buyers can expect to achieve strong capital growth on their investments during the period between which a plot is purchased and the villa completed.

3. Newly Completed Villas for Sale
When building works were first commissioned, Villas Valriche took the decision to construct unallocated villas on the Estate. As a result, a small number of villas that are either recently completed or nearing completion are now available for purchase at a special incentive price.

Developer Finance Package

Given its commanding financial position, Villas Valriche furthermore offers, for the newly completed villas and the freehold plots, a Developer Finance Package as an option on a Promise of Sale basis over a period of up to 5 years at a fixed interest rate of 4.5% per annum.
