Combine productivity, ecology and quality of life at work: such is The Dot’s objective, located at Telfair. We zoom in on this new office space at the heart of Moka Smart City’s business centre.

It is no secret: the workplace has an influence on a team’s motivation and wellbeing. And by extension, on its productivity. With this in mind, ENL Property is inaugurating a second building with offices to rent, located at the heart of Telfair’s business centre. It was named The Dot. Its strengths: an unparalleled work atmosphere that marries modernity, durability and productivity.

The Corporate world can be rather stressful,” states Didier Audibert, Senior Manager - Property Development at ENL Property. “Our goal is to make sure that people can access an environment that is productive and stress-free in equal measure,” he continues. “Integrating an ecological element to our architecture was one way to achieve this goal.”

Indeed, The Dot is Telfair’s second building to have acquired the LEED (Leadership in Energy and Environmental Design) certification, a globally-recognised rating system known as the international mark of excellence for sustainable building in over 160 countries. “This is a serious commitment for us: we intend to place humans and the environment at the heart of all our developments,” shares Didier Audibert.

The Dot’s setting is ideal for welcoming customers and helping teams thrive. Covering an area of 1 472 m2 for office space, spread over five floors, The Dot boasts 40 parking spaces, eight of which are underground, and offers access to Moka Smart City’s parking areas. The Dot was conceived with ‘eco-friendly’ building materials: ecoblocks for better thermal and acoustic insulation, energy-efficient windows and solar screens, amongst others.

Buildings in harmony

The Dot is Telfair’s second sustainable building, following PwC’s new headquarters.

The Dot, positioned at the corner of a street facing south, is emphasised thanks to a glass facade that not only captures natural light, but also lends the building a contemporary and refined look. Aluminium screens, facing both east and west, reduce exposure to direct sunlight early in the day and in the evening—all while maintaining a natural brightness,” explains the architect, Didier Drove.

Located west of Moka, Telfair’s business centre is built around its iconic chimney. Currently accessible via the St-Pierre bypass and A7 motorway, Telfair is set to put in place new access roads. Amongst the impending developments: a large pedestrian avenue, La Promenade, that will connect the neighbourhood to Helvetia, a third motorised road directly accessible from the roundabout of Moka (A7 route) and a new interchange on the M3.

A destination of choice for financial institutions, Moka also offers an ideal setting for consulting firms, banks, and even for management and insurance companies. Today, over 50 businesses employing 3,000 people are breathing life into the city.
