Socota Factory began its reconversion in 2011 to become a mixed-use real estate development project offering a fully integrated lifestyle centre, designed by Eric Chavoix Architects and marketed by Park Lane Properties.

On the site of a pioneer enterprise, and ideally situated at the crossroads of residential and business hubs of Mauritius, Socota Phoenicia boasts a unique location, strategically located on the Phoenix-Beau Songe Link Road, at the heart of the island, at the junction of the main north-south and east-west arteries.

Set on 25 arpents of freehold land, on which 16,000 sqm of high quality building exists, the Socota Group is creating a mixed-use real estate development project, offering a fully integrated lifestyle centre. Set at the foot of the Candos hill, "Socota Phoenicia" will provide an out of town concept. A private park and a combination of lush plants, planters, coconut trees and sugar cane fields will create a peaceful setting. Green space is at the core of the transformation of the factory and can be enjoyed through interior courtyards and magnificent views.

The project includes prime office spaces, commercial, sport and entertainment centres in the existing lofty style industrial building and a residential belt spanning over 12 arpents of land. Socota Phoenicia will offer convenience and proximity to future tenants and residents.

Reconverted in different phases, the development will become a business center with over 6,000 sqm of offices (including 3,000 sqm in phase 1), a shopping center with 5000 sqm of convenience stores (bank, restaurants, etc..), a sports and recreation space of 5000 sqm with a fitness center including aerobics studio, swimming pool, spa and squash courts, a cinema, a theater, a music center ...) and finally the residential belt on 12 acres.

The first phase will see the delivery as from the month of April, of 3,000 m2 of contemporary style offices for rent, with an exclusive main entrance, a modern architecture using the existing industrial lofty style, green bright patios, large openings on the facades for maximum sunlight
