For some rentals in Mauritius, a guarantee deposit may be asked to the tenant at the beginning, so that to guarantee to the owner that he will carry out his obligations as a tenant. This is sometimes referred to as the security.
The deposit amount must be stipulated in the lease and represents between one and three months deposit at most, excluding charges and will be refunded to the tenant after the inventory has been done upon the tenant’s departure.
Return of your guarantee deposit
The owner is entitled to deduct from the guarantee any monies that are still due to him, as well as any agreed costs that will cover repairs to the premises for damage caused by the tenant. These costs must, however, be substantiated by receipts or invoices.
Obligations for the tenant
The tenant can’t avoid paying the rent during the last months as an excuse for getting his guarantee deposit back.
If he does so, he could be evicted from the property because of rupture of the contract.
