Once you have published an advert on LexpressProperty, you have successfully completed the first step of your property sale process. You would soon receive site visit requested from potential buyers. To maximize your chances of quickly selling your property, and at the best possible price, it is crucial to carefully plan your property site visit. Below are some useful tips:

Take care of your home’s exterior

The first 90 seconds of a site visit is critical in a property acquisition process! Yet, your home’s exterior is the thing that the potential buyer will be faced with. It is therefore important to take good care of it. To do so, keep your driveway entrance clear and put away anything that might obstruct the way: car, bins, gardening tools…Do not hesitate to sweep the pavement and clean the facades to make a first good impression.

Tidy your home interior

To give your home a sense of space, tidy the interior of your home. You may in the first place, declutter the rooms by moving massive furniture or by storing your personal belongings in the cupboards.

Seize the opportunity to depersonalize the room space: lighten your decoration and store your personal belongings. This is known as home staging – promoting your home to encourage the buyer in his project. Don’t forget to put forward the purpose of each room. Avoid using lumber rooms as spare rooms, office or laundry.

Finally, before each site visit, aerate the rooms and bring as much light as possible by opening the curtains. Do not overuse perfume or flagrance so as not to give the buyer the impression of wanting to conceal something…All this will enhance the openness and will prove that you are meticulous, which would reassure the buyer.

Organize individual site visits

Although it might be tempting to meet all your potential buyers on the same day to save time, we recommend that you opt for individual site visits. Hence, visitors will have more time to look at the property, ask questions and make projections. Almost be the first to arrive on the site to open the house and welcome your visitors with a smile. Do not hesitate to be welcoming rather than formal, and to offer them some refreshments to make them feel at ease.

Answer the questions of your potential buyers

Take time to provide detailed answers to your visitors as the slightest doubt may prove to be an obstacle to the sale of the property! To do so, gather upstream information about your property: surface area, number of rooms, construction date…Be caution, be honest: if you do not know how to answer a question, advise the buyer that you will look for that information and let him know. In case there are design flaws, do not try to conceal them but think at the way you would contrast them to put them in perspective and reassure the buyer.

Prepare a complete file about the property

Following the site visit, hand over a complete file to the buyer, containing all necessary information about the house, so that he may access them at home and think about it. Ideally, print or send a document containing:

  • The property description
  • Photos of the property
  • A list of strong points about the property
  • Information about the neighborhood (transport, nearby school, etc.)
  • Any other information that might be useful to the buyer (energy consumption, date of latest renovation works…)
