In a previous article, we have talked about the implications of buying in an isolated and sparsely populated area of Mauritius. Now, let us consider the implications of acquiring a property in the cities. What are the advantages and disadvantages? Let’s find out together.

The advantages of buying a house in big cities

Living in a city is it as pleasant as it sounds? At first glance, this would be the case. How convenient to live in a place with amenities close by! Moreover, cities benefit from a large and regular public transportation network. It is easy, hence, to take the bus to go to work. Instead in countryside, owing a car is not a luxury but a necessity! In terms of leisure, there are many shopping centers in the city offering lot of activities and trendy shops.

The disadvantages

In first instance, real properties are more expensive than investing in a village.

Secondly, it is compulsory to pay the high municipality tax, whereas houses in rural areas are exempted from residential tax. Thirdly… as everything moves too fast in cities, it is easy to get lost! Life is definitely more stressful, not to mention pollution, especially noise. Finally, the sense of solidarity does not prevail in town, as it is the case in villages.

In fact, the vibrant life of cities seem to suit young people! They are fond urban life in Mauritius, especially the students. Many of them are eager to rent studio or small apartment in Rose-Hill or Quatre-Bornes. On their side, older people will be more likely enjoy the peacefulness of villages.

Some golden rules for a successful investment in cities

  • Of course, whether you are buying a property in town or a village, you should check the overall condition of the property.
  • What about the noise? Check the noise environment of your house. If the latter is located near a street, what about the attendance? The incessant comings and goings of vehicles can affect quality of life, especially at night!
  • Remember to check if your property is allocated space in the car park.
  • If you buy an apartment, ask about the co-property charges. If too high, these costs can weigh heavily on your annual budget.
  • Get to know about future developments around your house, which could well end up next to a shopping center in the near future!
  • If you want to make major renovations in your future residence, check with the municipality what is allowed or not. Rules for works differ according to municipalities. It also depends on the residential area where the house is situated.

Before thinking about buying a property in one of the cities of Mauritius, take the time to weigh the pros and cons. Anyway, you should be very patient during your project of acquiring a property!
