How to find your Perfect Luxury Home: Some Tips

Published on the

Luxury houses make us all dream a bit... but purchasing a luxury home in Mauritius is more a long term investment than just a simple acquisition. To choose the right property requires a minimum of expertise and LexpressProperty is here to help you make the right choice.

What makes a luxury home?

The definition of a luxury home may vary depending on your taste, needs and wants but there are several aspects that make a home qualify as luxurious – and the price isn’t necessarily one of them. Some of the main features of a luxury home include a great location, architectural significance, superior interior designs, splendid amenities and social environment. The following explains why these features matter and how to carefully apply them.

1. Location

When purchasing a luxury house, the location and surroundings are one of the leading principles of real-estate acquisition. Location being paramount is never an issue when looking into Mauritius; its oceanfront properties and tropical greeneries of panoramic views always win the heart of buyers around the world. If you are looking into Mauritius, you are definitely trying to get out of the city-life and opting for a relaxed island lifestyle environment. The prime locations for luxury villas on the island are on the West coast such as Tamarin, Black River, Flic-en-Flac and Cascavelle, and on the North coast locations includes Pereybere, Grand-Baie, Trou-aux Biches, Cap Malheureux, Mont. Choisy, and more. These locations offers an exceptional view of the turquoise lagoon from a “pied-dans-l’eau” and for properties located on a higher plateau you can enjoy an unobstructed view of the sunset into the ocean. For those looking for a more Zen atmosphere, intimate hideaways are available in the midst of nature such as Gros Bois, Bois Cheri, St Antoine...

2. Architecture

When choosing the right property, it is important to carry some research on the builder and check the track record of the architect for beautiful and successfully-delivered projects. While residential properties also go through trends, a luxury property is an investment that needs to have the quality and style that will continue to be valuable for years. Mauritius real-estate market is currently thriving with new and upcoming luxury projects many of which are tailor made for expats and foreigners such as PDS. If you are not a visionary person, then you want to focus on quality, that is a solid foundation, high grade materials, unusual details, and some artistic components. However, high-grade materials do not necessarily mean luxury, what will make the architecture exceptional is how the right elements are brought together to blend with the local environment resulting in a unique design. Your definition of luxury architecture could be a synergy of antique architecture and natural (tropical) elements combined to create a warm haven or a contemporary one with sophisticated accommodations.

3. Interior Design

Once more, your interior design will depend on your needs and taste. Luxury no longer means big and extravagant unless it is what you are looking for. First, find out about the quality of the material used; wood, metal, marble, textile, etc. But here, the key to success is to not overdoing it as simple is beautiful and has become the trendy ‘Minimalist’ concept. Pay attention to how well materials go along with each other. For example, a gold (metal) frame mixed with high-quality marble of patterned texture in white and grey, could add a luxurious touch to your bathroom. In Mauritius, a wooden floor inside but mainly inside your residence, may create an easy-going atmosphere and blend with a tropical environment. For luxury residences with an ocean front, you want to take advantage of its unique features. Opt for giant glass walls to emphasize on natural light and enjoy a gorgeous courtyard and/or a view of the ocean. In a tropical environment, colors also matter. While it’s a global trend to go for more earthy and dark colors, to blend with a tropical atmosphere, you would want to go for vibrant colors. After all, we are a multicolored country and it can be seen in our culture.

4. Amenities

If you want to avoid the crowd on a hot summery day at the beach, you can enjoy a private swimming pool at your luxury residence. Whether you opt for a small villa or a big residence, a swimming pool is one amenity you don’t want to miss on a tropical island. As you can imagine, most coastal residences have a swimming pool but what you want to look for in a luxury property worth your money are its design, shared or private access, size, and material used (tiles or slate). The most popular type of swimming pool is the infinity pool especially if your residence has a view on the ocean which gives you the impression that your pool is of infinite length. Other top and common amenities offered by builders include, 24hr security with high-tech cameras, parking fitting a minimum of 3 cars, high-end kitchen fittings, multiple elegant bathrooms, a place to get fit and unwind (gym), and superlative storage space (dressing rooms). You may include all of these amenities as a must or pick a few but the options are there to fit your needs.

5. Social Environment

Best areas usually have the best conditions. However, it all depends on what you are looking for. If you are settling in Mauritius with your family and you have children, you would want to consider areas close to the bilingual (private) schools around the island. Do some research on the schools available close to the luxury residences. If your children need to commute, some schools provide their own transport service, else look into areas with easy access to public transports. If you are a young couple, you may prefer areas that has a lively night life (restaurants, bars, and clubs), and they are usually found on the west and north coast. This is option is also suitable if you a young family and want to escape to your private residence every now and then with your kids. On the other hand, if you are looking to retire in a quiet zone, opt for intimate areas away from the big crowd and loud cities. As mentioned above, there many hideaways in Mauritius nestled between the ocean and mountains.
