Interview of Michaël Ruel, associate founder and President of MJ Développement group

At the age of 41, Michaël Ruel has already secured his position as a successful real estate developer who catches the attention of his peers. His secret is double-edged: a mix of smart business philosophy and a heartful approach of life.

Having built strong ties with Mauritius, the discretion-bound Michaël Ruel is devoted to his work and family. The company director, who bears more than 20 years of experience in real estate development and hotel management, privileges straightforwardness and good deeds, especially when it comes to his commitment to cultural, sports and charitable sponsorship in France and Mauritius.

MJ Développement’s Mauritian success story: over 50 million euros turnover in less than 4 years

Created in 2007 with his friend and business partner Jean Etchepareborde, MJ Développement opened its share ownership to a serious French manufacturer: Jean-Louis Desjoyaux (CEO of the Piscines Desjoyaux group, world leader in the field of swimming pools and listed on the stock exchange of Paris). An initial project is launched in Black River in 2014 following several leisure trips to Maurtius. Marguery Exclusive Villas showcases 40 luxury villas with private pools and a concierge service amidst a resort having a year-long open animated club house. A real business success as the property products are sold out 18 months later. Under hotel management scheme since April 2017, the resort has a very positive occupancy rate.

“We handle our projects’ rental management. We have achieved the net profitability targeted for our investors after the first 12 months and the net 5% profitability forecast will certainly be reached soon.

Project Mythic Grand Gaube: the second step

Michaël Ruel and his business partner Jean Etchepareborde have set their choice on Grand Gaube in the North of the island in 2017, 10 minutes from Grand Bay. On the former estate of world-renowned Jean-Pierre Chaumard, in the field of luxury hotels, they have devised Mythic Grand Gaube (delivered set at the end of 2019). The Mauritian architect Jean-Marc Eynaud has taken the architectural portfolio. On a 2.2-hectare estate, 550 m from the beach, Mythic Grand Gaube proposes an identical successful resort model. Of the 29 properties launched in June 2017, there are 14 villas with private swimming pools, 12 apartments and 3 penthouses with a rooftop pool overlooking Gunners’ Quoin. Nine months later, 21 properties were already sold! A fruitful French-Mauritian partnership accounts for such a business feat.

Quality as a trademark for MJ Développement

We aim at a different way of performing our trade as it progresses while the market is undergoing a revamping and the clients are becoming more demanding’’, explains Michaël Ruel. “The key to commercial success is the total mastery of our real estate projects.
