Crisis Recovery: Ebène regain its colors

Seven new buildings in Ebène in 2010 and seven others in 2011. This was announced by promoters who seem encouraged by the economic recovery. These are developments which will contribute to job creations.

The difficult worldwide economic situation resulted in the interruption of several constructions. However, the current indications of crisis recovery encourage the real-estate promoters to re-start extension projects and new buildings’ construction. At Ebène, property development is starting to evolve again like the Jade Group of Companies (JGC), of Max City Properties Ltd (MCP) and of the Nundun Gopee Group (GNG). “In 2010, there will be seven to eight new buildings and seven or eight others in 2011. There are currently 8000 persons who work in the cybercity. This shall increase to 13000 till next year.” Says Dharam Naugah, Executive Chairman, Business Parks of Mauritius (BPML).

He also said that a three to six month delay was given to those who did not start their projects. However, they want to proceed gradually and avoid 15 new buildings to be built at the same time. There is a lack of qualified work force and exceeding space. They also wish to lay emphasis on our country’s embellishment, on traffic signs and on the road traffic inside the cyber city.

According to Dharam Naugah, the real-estate projects which will start next year are those of the State Bank of Mauritius, Mauritius Telecom, the high Indian commission, the Mahanagar Telephone Mauritius Ltd and the joint training centre of the Sugar Investment Trust and the University of Mauritius. Bhumishq intends to start a second building construction.

As for JGC, the first occupants will start to settle in the Raffles Tower 1 as from January. This 12 floor building will be entirely dedicated to office spaces. It will also shelter a Business Centre including a conference room.

Providing facilities to clients
JGC will start the Burford Tower’s construction in June 2010. The work will last for 10 to 12 months. The building will include commercial spaces with a Food Court and restaurants. To provide facilities to clients, three or four storeys will be dedicated to parking spaces. The Raffles Tower 2 construction may start with the Burford Tower.

Cybercity, a MCP building will be operational from 2010 start. It will host its first occupants at the end of January. This 12 storey building will have a gymnasium, a restaurant and enough space for 400 parkings. Most of them will be used for offices, including financial services companies.

MCP, which is in joint-venture with the H.V Properties Ltd, will follow its real-estate investments with the 1 Cybercity extension project with the construction of two buildings which are part of the second development phase. They shall also be dedicated to offices.

The total 1 Cybercity development investment and the two new blocs are estimated at Rs 800 million. The promoters are considering starting the construction works during next year’s second semester. The two new buildings, fitted with 6 to 9 floors, will be ready in 2011.

The Nundun Gopee group is finalising the financial editing for its tower parking construction. The construction will start in March 2010. The Parking Tower, which cost Rs 450 million, will welcome 850 cards. The Nundun Gopee group intends to deliver the first office spaces of its NG Tower to the clients.
Nexteracom, which is building three buildings, will carry out the first deliveries to clients during this week, foreshadowing their installation. Those buildings will host five restaurant, including La Flore Mauricienne, which will be open till 23.00 everyday.

The Nexteracom towers will host a gymnasium, a spa, a hair salon, a librairy, a pharmacy and medical cabinets. There will also be premises for beauty classes, yoga, aerobic and meditation, an insurance company, a travel agency, a bank and a real estate agency.
